The international real estate market is broken in a specific way. Platforms list everything, take a finder's fee from the developer, and leave due diligence to the buyer. That works for someone who can fly to inspect, speak the language, and verify a developer's track record from their own desk. International buyers almost never can.

The real value is not in the listings. It is in the filter. A short list of vetted developers is more useful than a long list of unverified ones, and saves more than any price discount. Dream Second Home is what nearly three decades of real estate work has been building toward. Across all those years, Dmitriy Selektor watched the same pattern repeat across international markets: reputable developers buried in directories of questionable ones, buyers unable to tell the difference, and platforms incentivized to keep it that way. The work the platform represents (vetting developers, evaluating projects, introducing qualified buyers) isn't new. It's what a career in international real estate has been doing all along, just done deliberately and at scale. Vetted first. Listed second. Every time.

Vetting First

We evaluate developers before they appear on the platform. Every developer must satisfy our standards for completed project history, buyer infrastructure, design and build quality, community amenities, and market reputation before introduction to buyers. Not every developer is added. A short list is not a limitation. It is the point.

Earned Placement

Revenue comes only from referral fees on closed transactions. A developer earns their spot by passing our vetting standard, not by paying for visibility. That keeps the platform a filter, not a directory. Every name on the list is there because a buyer is going to trust it.

Personal Vetting

Every developer is evaluated by people, not algorithms sorting listings. Our team conducts the research, reviews the documentation, makes the calls, and visits projects where feasible. A filter is only valuable when someone is accountable for what passes through it.

The Handoff Is the Product

Once a developer clears our standard, we introduce you directly. No broker in the middle, no message lost in a queue. The relationship is yours from the first conversation.

Former Principal Broker and VP of Operations for Michigan and Ohio at Zillow, with earlier roles at LendingTree and Realestate.com, and managed the Michigan and Ohio markets for INS Realty — a national referral platform for new construction. Holds the CIPS and RSPS designations, serves as a NAR Global Ambassador and on a Global Alliances Advisory Board Committee. He is a past president of FIABCI - USA. Founded Dream Second Home to replace the directory model with a vetted-first platform.
